Booking terms and cancellations

To make a booking, you must be over 18 years old. 

These conditions become binding on both parties when the customer has paid the reservation fee or rent in full for
 the cottage they have booked. The reservation fee and the final payment must be paid by the due dates mentioned in the invoice. The reservation fee of 30% of the total price must be paid within 7 days of confirming the reservation. The final invoice of 70% is due 30 days before the arrival date. If there are less than 30 days to the arrival date, the entire invoice is due immediately. 

Number of people

The maximum number of people who may use the accommodation is the number indicated in the cottage’s description as the number of beds or what was agreed upon when booking the cottage. For example, parties and other occasions where the number of people at the accommodation is temporarily exceeded must be announced and agreed upon in advance. 

Key handover 

The key is available from the cabin's key box on the day of arrival from 3:00 pm and must be handed in by 12:00 pm on the day of departure, unless otherwise agreed. The key code will be notified to the customer. 

Cleaning of accommodation facilities 

Smoking is prohibited in all indoor areas of the accommodation. When leaving, the accommodation must be left in a clean condition. The customer takes care of the cleaning of the accommodation during and at the end of the holiday, if the final cleaning has not been paid in advance. The customer is obliged to pay the costs of cleaning the accommodation in the event that there has been smoking indoors, the cleaning has not been carried out or it has been carried out insufficiently and Ukko-Kolin Rantamökit has to carry out the final cleaning. Cleaning instructions can be found in the cabin and are also available at the reception. Bringing a pet must be indicated when making a reservation. 

Damage compensation and found goods

The customer is obliged to compensate the damage caused to the accommodation facility or its property intentionally or unintentionally. The customer is responsible for the lost keys of the cottage. The customer is responsible for the costs of installing new locks and ordering keys. Items left at the holiday destination are stored for 30 days. Upon request, the goods are delivered to the customer via Posti or Matkahuolto (or other delivery company if the items must be sent abroad). The customer is responsible for shipping costs and a delivery fee of 10,00 € is added to them. 

Cancellations 

If the customer has to cancel their reservation, they must notify Ukko-Kolin Rantamökit immediately by email or phone. Failure to pay the reservation fee or the final payment does not mean cancellation of the reservation and does not exempt the booker from these cancellation conditions. If the invoices are not paid by the due date, Ukko-Kolin Rantamökit has the right to cancel the reservation. Cancellations made more than 30 days before the date of arrival will be charged a reservation fee. If the reservation is canceled later than 30 days before the arrival date, Ukko-Kolin Rantamökit has the right to charge the rent in full. In cases of illness, if the customer submits a medical certificate, the entire amount will be refunded, minus 50,00 € for office expenses.

Ukko-Kolin Rantamökit has the right to cancel the reservation 

If it is a force majeure, we can terminate the contract. We are obliged to notify the customer of this without delay.
 In that case, the customer has the right to get the rent they paid back in full. The customer can also be offered another cottage or suggest rescheduling the reservation to another time.

Possible complaints 

All deficiencies related to the equipment and condition of the accommodation must be reported to Ukko-Kolin Rantamökit without delay. Ukko-Kolin Rantamökit is not responsible for damages caused to the customer due to an force majeure or a similar cause (e.g. power outages or natural phenomena) that was not caused by Ukko-Koli Rantamökit and the consequences of which could not reasonably have been prevented. 

Right to change prices 

If the customer is charged an incorrect amount due to a technical error in the system, Ukko-Kolin Rantamökit has the right to correct the error and invoice the amount according to the actual rent.
